The short answer

Counted by olim from the US and UK who settled there from 2014 to 2023 (Ministry of Aliyah), the largest English-speaking destinations in Israel are Jerusalem (8,486), Tel Aviv-Yafo (5,524) and Beit Shemesh (4,245), followed by Ra'anana, Modi'in-Maccabim-Re'ut and Netanya. The lowest median sold prices for a 4-room home are in Be'er Sheva (₪1.20M), Karmiel (₪1.23M) and Nof HaGalil (₪1.36M), and among places with their own station within 45 minutes of Tel Aviv by direct train, in Kiryat Gat (₪1.44M, 38 min) and Ashkelon (₪1.54M, 41 min) (nadlan.gov.il, 20 Aug 2026).

Every community, side by side

Filter by what a 4-room home sells for and how fast the train gets you to Tel Aviv. Sold prices mix new and older homes; developers’ prices for new apartments are a separate number and are not in this table. The table lists every place we researched, including some where we found no English-speaking shul or organisation; those stay here for their figures and will not get a page of their own.

Ministry of Aliyah · 2014 to 2023

What is the cheapest English-speaking community in Israel?

Of the 39 communities in the table, the lowest median sold price for a 4-room home is in Be'er Sheva (₪1.20M), Karmiel (₪1.23M) and Nof HaGalil (₪1.36M). Among places with their own station within 45 minutes of Tel Aviv by direct train, the lowest are Kiryat Gat (₪1.44M) and Ashkelon (₪1.54M). Should I rent before I buy?

That depends on your family. The number that bears on it: a year's rent comes to 1.35% of a home's price in Caesarea and 3.27% in Kfar Saba, the two ends of the range (gross rental yield as nadlan.gov.il computes it).

nadlan.gov.il · 20 Aug 2026

Can foreigners buy property in Israel?

Yes. The approval process for foreigners applies to Israel Land Authority land, not to every property, and the Authority's procedure defines a foreigner as someone who is neither an Israeli citizen or resident nor entitled to make aliyah under the Law of Return. A foreigner buying a single apartment on Authority land goes through a shorter approval route. Purchase tax for non-residents is a separate question.

Method and sources

  • What counts as an English-speaking community: a place where we found at least one English-speaking shul or Anglo organisation on its own site or a primary source, and either a sourced count of English speakers or a Nefesh B'Nefesh community listing. Communities that do not meet both get no page of their own; they stay in this table so you can see their figures.
  • Prices and rents are nadlan.gov.il's summaries of the Tax Authority's deal records for the last 12 months: sold prices mix new and older homes, and the site does not split them. Rental yield is the gross figure nadlan.gov.il computes from its own sale and rent medians. Small places have too few deals for a 4-room median, and show unknown.
  • Train minutes are the fastest direct train on one weekday to Tel Aviv HaHagana or Savidor, whichever is faster, from the national timetable feed. Where a community has no station, the figure is from the nearest station with a direct train, the table says which and how far, and the commute filter leaves it out.
  • Olim are the Ministry of Aliyah's count of arrivals from the US and the UK who settled in each place from 2014 to 2023. Canada, South Africa and Australia are not counted separately in that data, and there is no official count of English speakers anywhere in Israel.
  • Homes started are from the CBS local authority profile for 2023. For villages inside a regional council the CBS publishes only the council's total; those rows are marked.
  • Every figure carries the date of the period it covers. We refresh by re-running the fetch; there is no fixed schedule yet. Jerusalem neighbourhoods use Jerusalem's city-wide figures and are covered on their own pages.
